About Lanikai
Lanikai is a half-mile stretch of coastline just south of Kailua, built around two streets, Mokulua Drive and Aalapapa Drive, that loop the neighborhood end to end. It has no commercial zoning at all: no stores, no restaurants, nothing but homes, so daily life here means driving five minutes into Kailua town for everything. What Lanikai has instead is the beach. Lanikai Beach has topped national best-beach rankings more times than any other in the country, and the neighborhood behind it is correspondingly small and expensive. At any given time there are typically fewer than a dozen homes on the market, this is a market where you plan the search around scarcity, not the other way around.

Lanikai Beach is the draw: soft sand, calm turquoise water protected by an offshore reef, and the twin Mokulua Islands sitting just off the coast. There's no public parking lot, access is on-street with posted resident-priority restrictions, so plan around that if you're touring homes. The Kaiwa Ridge Trail (the "Lanikai Pillbox" hike) climbs the ridge above the neighborhood to two WWII-era pillboxes with a view of the whole coastline, popular enough at sunrise that arriving early matters.
Lanikai is residential-only, zero commercial parcels. Everything else, groceries, restaurants, coffee, is a five-minute drive into Kailua town, Kalapawai Market being the closest stop for both. Buyers coming from anywhere with a walkable retail strip in the neighborhood itself should recalibrate that expectation before touring.
Lanikai sits about a mile south of Kailua town and roughly 13 miles from Honolulu via the H-3 Freeway or the Pali Highway (HI-61). Normal traffic runs 25 to 40 minutes into town; the Pali can stretch past an hour during morning rush. Inside Lanikai itself, Mokulua Drive and Aalapapa Drive are narrow with no sidewalks in most stretches, factor that into how you view daily walkability.
Lanikai Elementary School, a HIDOE public school, serves the neighborhood directly, feeding into Kailua Intermediate and Kailua High School (or Kalaheo High School, depending on exact zone). Le Jardin Academy on Mokapu Boulevard in nearby Kailua is the closest private K-12 option. Zone assignments vary by exact address, confirm yours with HIDOE before you buy.
Lanikai's price point puts it outside the range most VA buyers finance with standard entitlement, at a median near $3.9M, a purchase here typically requires either a jumbo VA loan (a down payment on the portion above the conforming limit) or non-VA financing. It's still worth a conversation if you're relocating with significant equity from a prior sale or a large entitlement remaining, but this isn't the neighborhood we'd point a first-time VA buyer toward. Mokulua Drive runs directly oceanfront and sits at the top of the market.
